I've been selling homes in the Antelope Valley for over 30 years, and I can't tell you how many times I've seen homeowners make big decisions based on an algorithm that's never even seen their house.

I've had homes sell for tens of thousands more than Zillow predicted. I've also seen homes sit on the market because sellers priced based on an inflated Zestimate that didn't match reality.

Why Online Estimates Miss the Mark

Here's what Zillow can see:

A real estate agent listed a home with a Zestimate of $650,000. It sold for well over $1.1 million - almost double the online estimate. The unique mountain location and features weren't captured by the algorithm.

A certified appraiser compared professional appraisals to Zestimates on over 100 homes. For on-market homes, the average error was 5.3%- higher than Zillow's claimed accuracy. For off-market homes, 66% were overvalued by 1-7%, meaning sellers relying on Zestimates could overprice and sit on the market.

The Pattern:
Homes with upgrades consistently sell above their Zestimates because the algorithm doesn't know about renovations. Homes needing repairs sell below because condition issues aren't factored in. And estimates can swing wildly week-to-week based on delayed data updates - not actual market changes.

What have similar homes sold for in the last 30-90 days? Right now, right here. That's your true market baseline.

Corner lot vs. interior lot. Cul-de-sac vs. busy street. Proximity to schools. An experienced agent knows what buyers want in each pocket of the market.

4. Current Market Conditions

5. Buyer Perception
How does your home
feel? Staging, curb appeal, and presentation can add thousands - but Zillow doesn't factor that in.
